QI am the Landlord of a residential property. I granted a Tenant an Assured Shorthold Tenancy. That has expired and I would now like to regain possession. What can I do?
 

AYou can serve a Notice under the 1988 Housing Act requiring the Tenant to vacate in two months time. The notice is in a prescribed form and you should instruct a solicitor to deal with this for you to make sure that it is done correctly.

QI am the Landlord of a residential property and the Tenant has not paid the rent. What can I do?
 

AYou can go to court and obtain a court order for possession and a judgment against the Tenant for rent arrears. There are a number of different options and you should instruct a solicitor. In order to regain possession, you do need a court order. If you try to take back possession without a court order, you are probably committing a criminal offence.
